MANAGE THE TRANSACTION PROCESS

 

Pre-Qualify Buyer to confirm he can qualify for a home loan.

 

Estimate of Closing Costs prepared for buyer and seller.

 

Open Escrow: U-Sell U-Save opens escrow with a local title company.

 

Escrow Management: We manage, coordinate, and correspond with the title company throughout the escrow process.

 

Negotiate Terms of Sale: U-Sell U-Save reviews all offers from buyer's agents and negotiates with them for maximum price and best terms of sale.

 

Contract Preparation: If the buyer has no agent and is unable to prepare a written offer (he doesn't know how), U-Sell U-Save will prepare the offer for him. After the buyer and seller reach preliminary agreement on the purchase price U-Sell U-Save meets with both buyer and seller, negotiates all other terms with the buyer and then prepares a written purchase agreement for buyer and seller signature acceptance.

 

Disclosure Preparation: U-Sell U-Save prepares all state mandated disclosures. We also order all required reports including environmental and tax disclosures, title report, CC&R's, and home owner association documents (if applicable) for delivery to the buyer.

 

Property Inspection Review and Advice: Assist the seller in the inspection process, including review of all inspection reports and making recommendations.

 

Contingency Removals: Review and negotiate with the buyer all contingency removal terms for the property inspection contingency, appraisal contingency, loan contingency, etc. If the buyer has no agent we will also prepare contingency removal documents for the buyer.

 

Unlimited Consultation to the seller and buyer (if buyer has no agent) through the entire transaction.
